Lighting Preparation
• Turn on all interior lights, and replace any burned-out bulbs before the shoot.

• Turn on ceiling fan lights, but ensure the fans themselves are turned off.

• Open curtains to let in natural light. For blinds, lower them and adjust horizontal slats to allow light through.

• Turn off TVs and computer screens to avoid distractions in the visuals.

• Ensure all glass doors, windows, and mirrors are spotless, free of streaks or smudges.

Exterior Preparation

• Remove all vehicles from the driveway and the front of the house. Park in the garage if possible or down the street. Keep garage doors closed

• Hide garbage bins, garden hoses, and tools out of sight.

• Mow the lawn, clear debris like twigs or branches, and tidy up any visible weeds.

• Remove toys, sports equipment, and other personal items from the yard and driveway.

• Ensure pools and hot tubs are clean and uncovered. Skim any leaves, and we’ll take care of turning on lights and jets. Store pool cleaning equipment out of sight.

• Clean and organize outdoor furniture, open patio umbrellas, and fluff any cushions.

• Remove grill covers and hide utensils or tools used for grilling.

• Sweep driveways, sidewalks, patios, decks, and pool areas for a polished look.

• Take down home security signs.

Kitchen/Dining
Set the dining table with standard settings (plates, napkins, cutlery) and add a centerpiece, such as a fruit bowl or flowers, if possible.

• Clear and wipe down all countertops, removing clutter and unnecessary items.

• Store small appliances like toasters, knife blocks, or blenders. A single modern appliance, such as a coffee maker, may stay for aesthetic appeal.

• Remove magnets, photos, or notes from the refrigerator for a clean look.

• Remove rugs, paper towels, and dish towels from sight.

• Empty and hide trash cans, remove dishes from sinks, and store drain stoppers.

• Tidy and align all chairs neatly.

Bedroom Preparations
• Make all beds with smooth linens and, if available, add decorative pillows for a polished finish.

• Remove clutter from nightstands, dressers, and other surfaces, including personal items like alarm clocks, photos, and glasses.

• Store away all cords, books, tissues, and electronics to create a clean, inviting atmosphere.

• If possible, remove personal photos to help potential buyers envision themselves in the space.

• Check under beds for visible items and tidy any exposed areas.

• Walk-in closets should be neat and organized to showcase space.

Bathroom Preparations
Arrange clean, fresh towels neatly on racks.

• Store trash bins, plungers, and toilet brushes out of sight.

• Remove bath mats and close toilet lids for a tidy appearance.

• Clear counters of hygiene products such as soap, toothbrushes, and medications.

• Remove shampoos, razors, and other personal items from the shower. Close the shower curtain or door for a seamless look.

Living Room Preparations

• Vacuum, sweep, and mop floors to ensure they’re clean and dust-free.

• Straighten couches and fluff pillows for a cozy, welcoming look.

• Remove clutter from tables and desks, such as remotes, magazines, or toys.

• Dust off any TV screens or visible electronics.

• Polish wooden floors to create a clean, bright impression.
